Role OverviewOur client, a leading property management organisation, is seeking an experienced and professional Residential Rental Portfolio Manager to manage a designated residential rental portfolio from end to end.
This role is responsible for the full lifecycle management of rental properties, including landlord and tenant liaison, lease administration, property inspections, arrears management, and maintenance coordination.
The ideal candidate will have strong experience in residential property management, proven knowledge of MDA Property Management Software , and the ability to manage a rental portfolio independently while maintaining high standards of service and professionalism.
Key Responsibilities- Manage a residential rental portfolio from onboarding to lease termination.
- Ensure all properties within the portfolio are professionally managed and maintained.
- Act as the primary point of contact for landlords and tenants.
- Build and maintain strong relationships with property owners and tenants.
- Address tenant and landlord queries promptly and professionally.
- Provide guidance to landlords regarding rental market conditions and property performance.
- Manage lease agreements, renewals, and terminations.
- Ensure all lease documentation is completed accurately and stored in accordance with company processes.
- Ensure compliance with relevant rental legislation and internal procedures.
- Coordinate and conduct property inspections including:
- Incoming inspections
- Outgoing inspections
- Routine inspections
- Ensure inspection reports are documented and communicated appropriately.
- Monitor rental payments and arrears.
- Communicate with tenants regarding outstanding balances.
- Escalate arrears where necessary in accordance with company policies.
- Manage maintenance requests and ensure issues are resolved efficiently.
- Coordinate contractors and service providers.
- Ensure properties are maintained in line with required standards.
- Prepare and distribute monthly management reports to landlords using MDA Property Management Software .
- Maintain accurate records of leases, tenant details, and property documentation.
- Work closely with finance and administration teams to ensure smooth portfolio operations.
- Minimum 3-5 years experience in property or rental portfolio management
- Proven experience using MDA Property Management Software (essential)
- Strong administrative and organisational skills
- Excellent written and verbal communication skills
- Ability to manage a rental portfolio independently
- Valid driver's licence
