KFC Rohloff Group is seeking a highly skilled and motivated Property Manager to oversee the management of assets and leases within our restaurant and property portfolio across South Africa. The successful candidate will be responsible for driving asset strategies, ensuring regulatory compliance, optimizing lease performance, and supporting the expansion of our brand. This role is pivotal in maintaining operational excellence and maximizing property returns.

What You'll Be Cooking Up: Asset Strategy & Lease Management
  • Develop, implement, and maintain a consolidated asset strategy for all properties in collaboration with Market Planning, Finance, and Operations teams.
  • Align asset strategy with head lease expirations, coordinating and negotiating renewals in line with financial guidelines and company objectives.
  • Ensure all lease agreements are fully negotiated, documented, and compliant prior to final approval.
Property Compliance & Administration
  • Manage all property-related compliance, including securing permits, certificates, and landlord approvals for remodels and new developments.
  • Address general property management issues such as municipal services, billing, and landlord engagement.
  • Maintain a 100% accurate compliance register and ensure zero expired certificates during audits.
Budgeting, Forecasting & Financial Performance
  • Prepare and manage budgets and forecasts for asset and lease management activities.
  • Drive financial performance by achieving targeted ROI on remodels/upgrades, delivering annual lease savings, and maintaining profitability across owned assets.
Maintenance & Issue Resolution
  • Oversee maintenance issue resolution, ensuring minor issues are addressed within 5 business days and major repairs within 15 business days.
  • Track and report maintenance performance using established tools and logs.
Documentation & Reporting
  • Ensure timely submission of lease documentation, compliance records, and monthly reports with zero data discrepancies.
  • Maintain accurate and up-to-date records for all property and lease activities.
What You Bring to the Table:
  • Bachelor's degree in Property Management, Commercial Real Estate, or Legal (preferred).
  • 10 years 'experience in similar role.
  • Strong commercial acumen with proven negotiation skills.
  • Excellent interpersonal and communication abilities (both written and verbal).
  • Solid understanding of property contractual law, zoning regulations, building codes, and permitting processes.
  • Hands on experience with property management systems and related tools.
  • Must be based in the Western Cape or willing to relocate.
  • Ability to work independently and as part of a team.
  • Valid driver's license and willingness to travel as required.
  • Strong leadership and communication skills.
  • Must be based in or willing to relocate to Somerset West, Western Cape.
