Junior Project Manager (Cape Town)- HVAC / Mechanical Services

About the Role We are looking for a motivated and detail-oriented Junior Project Manager to join our growing HVAC Cape Town team. This role is ideal for a candidate looking to build a career in construction and mechanical services project management, with hands on exposure to the full project lifecycle. Working closely with the senior project managers, site managers, consulting engineers, quantity surveyors, and clients, the Junior Project Manager will assist in coordinating HVAC projects from the tender stage through installation, commissioning, and final handover. This position provides excellent mentorship and growth opportunities for someone eager to develop strong technical, commercial, and project management skills within the HVAC industry.

Key Responsibilities
  • Tender & Variation Order Support
  • Assist with project handovers from management following successful tenders.
  • Review and measure drawings according to tender documentation.
  • Obtain supplier quotations for equipment, materials, and consumables.
  • Assist with compiling and submitting Variation Orders (VOs).
  • Support submission of claims and VO documentation to consulting engineers and clients.
Health & Safety Coordination
  • Work with the Senior Safety Officer to support new project safety requirements.
  • Assist with preparation and submission of Health & Safety files.
  • Ensure compliance with company and legislative safety requirements.
  • Promote safe working practices on all project sites.
Project Budgeting & Programming
  • Support senior project managers in tracking project budgets.
  • Assist in preparing project schedules and monitoring timelines.
  • Coordinate with HVAC site managers regarding project progress.
  • Communicate schedule updates and project changes to relevant stakeholders.
Procurement & Stock Coordination
  • Source and compare supplier quotes in line with project budgets.
  • Assist with negotiating pricing and placing purchase orders.
  • Monitor equipment deliveries and coordinate with site teams.
  • Ensure equipment is properly labelled and prepared for installation.
Site & Project Coordination
  • Attend site meetings with project teams when required.
  • Track installation progress and assist with project reporting.
  • Manage project documentation including updated drawings and revisions.
  • Assist with equipment submissions and consultant approvals.
  • Support technical calculations where required (e.g., static pressure and pipe losses).
  • Assist with commissioning, system testing, and final project handover.
  • Support client training on system operation where necessary.
Financial & Progress Tracking
  • Assist with preparing progress claims based on completed work.
  • Monitor payment certificates and follow up on approvals.
  • Support review and coordination of subcontractor claims.
  • Maintain records of project costs and approved variations.
Operating & Maintenance Manuals
  • Collect required documentation from suppliers and subcontractors.
  • Compile Operating & Maintenance manuals (O&M manuals).
  • Submit manuals for consultant approval.
  • Distribute approved documentation to clients and relevant parties.
Service & Maintenance Handover
  • Assist with project handover to the HVAC maintenance division.
  • Ensure snag lists are completed before project close-out.
  • Confirm that maintenance documentation is completed and signed off.
Administration & Documentation
  • Maintain organized digital and physical project files.
  • Ensure project documentation is accurate and up to date.
  • Support communication between management, site teams, and suppliers.
  • Maintain clear records of project correspondence and approvals.
General Duties
  • Assist with trade-related duties where required.
  • Participate in ongoing training and professional development.
  • Follow all company policies, procedures, and safety regulations.
  • Provide support to the project team as needed across multiple projects.
Minimum Requirements
  • 0-2 years experience in construction, HVAC, engineering, or project coordination (advantageous but not essential).
  • Basic understanding of construction or HVAC systems is beneficial.
  • Ability to read and interpret technical drawings.
  • Strong organizational and time management skills.
  • Good communication and teamwork abilities.
  • Proficiency in Microsoft Office (Excel, Word, Outlook).
  • Willingness to learn and grow within the project management field.
Preferred Skills
  • Exposure to HVAC or building services projects.
  • Basic knowledge of technical calculations (static pressure, pipe sizing, etc.).
  • Familiarity with construction documentation and tender processes.
  • Strong problem-solving and analytical abilities.
