We are seeking a commercially astute Senior Group Accountant / Financial Manager with strong experience in the property sector and VAT to oversee financial reporting, tax compliance, and asset level financial performance across a portfolio of residential, retail, and/or hospitality properties. The role requires a hands on professional with deep knowledge of property finance and VAT legislation, capable of supporting strategic decision making while ensuring full compliance with regulatory requirements.

• Prepare and review monthly management accounts for multiple property entities (SPVs).
• Manage budgeting and forecasting processes across the portfolio.
• Ensure strong financial controls and governance.

• Monitor rental income, recoveries, and operational costs.
• Ensure accurate tenant billing and recoveries (utilities, rates, levies).
• Review lease agreements from a financial and VAT perspective.
• Support asset managers with financial modelling and performance analysis.

• Review VAT returns (VAT201) to ensure accuracy and timely preparation.
• Ensure full compliance with South African Revenue Service requirements.
• Manage VAT audits, reviews, and SARS queries.

• Lead annual audit processes and prepare audit packs.
• Liaise with external auditors and tax advisors.
• Ensure compliance with IFRS and applicable tax legislation.
• Maintain and improve internal control frameworks.

• Oversee and optimise property financial systems (e.g., SAGE, MDA, MRI).
• Improve reporting accuracy, automation, and data integrity.
• Strengthen processes around billing, recoveries, and VAT tracking.

• BCom Accounting / Finance (essential)
• Articles
• CA(SA) / CIMA / SAIPA (preferred but not a necessity)
• 5-8+ years' experience in:
  • Property finance
  • VAT compliance
  • Strong knowledge of South African VAT legislation (property specific experience)
  • Experience managing multiple entities (SPVs)
