Seeking a Retail Leasing expert with experience in dealing with multi-national tenants.

Responsible for Leasing:

  • Sourcing new leads
  • Canvassing for new tenants and existing tenants forexpansions, redevelopments, new developments & vacancies in managedbuildings in the portfolio
  • Credit rating procedure
  • Lease negotiation - including TI co-ordinations
  • Lease preparation - including Capex documentation
  • Assists other Leasing Consultants with documentation,negotiations, priors etc.
  • Follows up on commission payment
  • Facilitates broker introductions by effectively: takingover deal from broker"
  • Create leasing and Income Schedule with accurate budgets
  • Achieves budgeted / forecasted net letup of space
  • Performs miscellaneous Leasing functions as required.
  • Represents the Company in lease negotiations withtenants.
  • Fields tenant queries and follows up
  • Undertakes site visits, for canvassing of tenants, andmeeting of tenants on site.
  • Assists Debtors with collections and account queries asrequired
  • Takes up building related problems with RBM's
  • Ensures that requests, questions, and problems arecourteously and professionally resolved.Ensures that communications are effective and efficient.
  • Ensures that the Company's professional reputation ismaintained.
Marketing:
  • Prepares and motivates appropriate marketing plan /strategy for vacancies including:
  • Knowledgeof market place and competition
  • Maintainingimage and presence in the market
  • Coordinates advertising and signage.
Budgeting:
  • Assist in process by recommending:
  • Letups and assumed vacates
Maintaining effective communication with personnel and management:
  • Assists, serves,and informs related departments as needed.
  • Coordinates Leasing efforts withrelated departments.
  • Keeps the Chief Financial Officerinformed of area operations and of any significant problems.Provides recommendations to improve Leasingprocesses and effectiveness and ensure the integrity of Department processes.
  • Completes required reports, records,and other documentation as required.
  • Ensures effective and efficientinternal communication.
  • Attends and participates in meetingsand committees as required.
Requirements
  • Five to seven yearsof progressive Leasing experience.
  • Supervisoryexperience preferred.
  • Thorough knowledgeof contracts, Leasing, servicing, and legal requirements.
  • Understandingof Company default enforcement clauses.
  • Minimum Matric, tertiary qualification advantageous
  • Leasing functionsare effectively and efficiently performed in accordance with establishedCompany policies and procedures, and with relatedlegal requirements.
  • Professional business relations exist with clients.
  • Clients are appropriately assisted inresolving their problems.
  • The Company isprofessionally represented in all business and legal matters.
  • Required Leasing documentation, reports, and records arecomplete, accurate, and timely.Management is appropriately informed.
  • Leasing personnel are well trained and effective, andtheir activities well coordinated.
  • Assistance and support are provided as needed.
