Job Description
  • Snagging & Site Quality Oversight
    • Conduct detailed inspections of homes, apartments, and common areas prior to handover.
    • Compile and manage snag lists using Property Inspect snagging software.
    • Monitor and follow up on rectification work to ensure timely and high-quality completion.
    • Conduct de-snag inspections and confirm sign-off readiness.
    • Maintain accurate records of defects, outstanding items, and contractor performance.
    • Identify recurring issues and provide feedback to improve construction standards.
    • Ensure units meets quality standards before client occupation.
  • Contractor Oversight & Construction Coordination
    • Monitor contractor workmanship against specifications and approved drawings.
    • Ensure contractors adhere to timelines for snag rectification and completion.
    • Liaise between contractors, project managers, and the development team to ensure alignment.
    • Escalate performance or quality concerns where necessary.
    • Attend relevant site meetings and provide updates on quality and progress.
  • Project Administration & Documentation
    • Maintain and update project documentation, including snag registers, compliance records, and inspection logs.
    • Monitor SIMS (Redi construction module) to ensure construction communication and updates are current.
    • Track the status of key documents such as NHBRC certificates, occupation certificates, compliance certificates including uploading to SIMS, VO's and related documentation.
    • Assist in coordinating the submission and tracking of invoices, change orders, and related project documents.
    • Ensure that all project files (digital and physical) are organised and up to date.
    • Provide red flags to the project team when processes or contractor responses are lagging.
  • Scheduling & Progress Monitoring
    • Assist with tracking construction timelines and key milestones.
    • Monitor daily site progress and provide structured updates to the construction team.
    • Help coordinate access to units for inspections (client or valuer), repairs, and handover preparation.
    • Support site logistics coordination where required.
  • Handover & Client Readiness Support
    • Assist with preparing units for final handover inspections.
    • Ensure all snag items are resolved prior to occupation.
    • Support preparation of handover documentation and readiness checklists.
    • Provide structured feedback to improve future handover processes.
Qualifications
  • Diploma or degree in Construction Management, Building Science, Project Administration, or related field OR equivalent practical experience.
  • 3-4 years' experience in residential construction, site supervision, or construction administration.
  • Experience with snagging and quality control processes highly advantageous.
  • Exceptional attention to detail with a strong quality-first mindset.
  • Confident and assertive in dealing with contractors on site.
  • Strong administrative capability with the ability to manage high volumes of documentation accurately and systematically.
  • Strong organisational and time management skills. Highly organised with excellent time management and prioritisations skills.
  • Ability to balance site presence with structured admin follow-through.
  • Proficient in MS Office and construction-related software systems.
