Job Description

Concor Buildings invites suitably qualified and experienced candidates to apply for the position of Contracts Manager for the MU01 Residential Project in the Western Cape. The successful incumbent will be responsible for the contractual, financial, and operational oversight of the project, ensuring compliance with Concor's standards, client requirements, and applicable legislation. Lead, manage, coordinate, and control all contractual and commercial aspects of the MUO1 Residential Project, ensuring successful delivery within budget, on schedule, and to the required quality, safety, and environmental standards. Key Responsibilities

The successful candidate will be responsible for (but not limited to):

Contract Management & Compliance
  • Manage all contractual obligations based on the JBCC/FIDIC contract (or relevant form of contract).
  • Review, interpret, and implement contract requirements across all project activities.
  • Prepare, submit, and negotiate contractual claims, variations, extensions of time (EOTs), and compensation events.
  • Ensure compliance with Concor's governance processes, client specifications, statutory requirements, and industry standards.
  • Oversee project budgets, cost control, forecasting, and cash flow projections.
  • Ensure accurate and timely preparation of monthly valuations, payment certificates, and cost reports.
  • Monitor subcontractor and supplier accounts and lead commercial negotiations.
  • Identify risks, propose mitigation strategies, and maintain active risk registers.
Project & Construction Oversight
  • Work closely with the Project Manager and Site Management teams to align construction deliverables with contractual commitments.
  • Monitor programme performance, milestones, and critical path activities.
  • Provide strategic input on buildability, procurement planning, and sequencing.
  • Conduct regular site reviews and ensure adherence to quality, health & safety, and environmental standards.
Stakeholder & Client Management
  • Serve as the primary commercial liaison with the client, consultants, and external stakeholders.
  • Lead progress meetings, commercial reviews, and contractual negotiations.
  • Ensure professional representation of Concor on all contractual matters.
  • Mentor and guide Quantity Surveyors, Site Agents, and junior commercial personnel.
  • Promote collaborative team culture aligned with Concor values.
  • Drive performance excellence through structured monitoring, feedback, and support.
Qualifications
  • National Diploma or bachelor's degree in Construction Management, Quantity Surveying, Civil Engineering, or related field.
  • Professional registration (SACQSP / SACPCMP / ECSA) advantageous.
Experience
  • Minimum 10 years' experience in the commercial management of large building projects.
  • At least 5 years at Contracts Manager level on major building or residential developments.
  • Proven experience working for a Tier 1 construction contractor (preferably within Concor or similar).
Minimum Requirements
  • National Diploma or bachelor's degree in Construction Management, Quantity Surveying, Civil Engineering, or related field.
  • Professional registration (SACQSP / SACPCMP / ECSA) advantageous.
  • Valid driver's license essential.
  • Strong practical exposure to residential, high-rise, or mixed use building projects.
